All our structures are built to the building code of Australia (BCA) and have a structural engineer certificate 40, all have been inspected whilst under construction in our factory (the mandatory inspections).
Our price list is indicative only, based on the finishes we state in this document the brief specification and size of square meters (M2). However, you are welcome to choose your own finishes and change the size of M2 to what is good for you and negotiate the right price for yourself.
We are negotiable!! Our indicative prices, include the above so when you choose a building already completed you can be assured that it is built to (BCA) and has all certificates up to that point of the build in our yard / factory.
What do we do next
Once you choose the unit you like – you can do 2 things.
(1) Organise your own building permits, transport and crane to take it away and do as you please on your block or
(2) We can help you with
(A) The application for a building permit, the cost is approximately $500 + $1000 depending on how large the building is. That is the fee paid to the government.
(B) if the cost of the building is more than $50 K you may have to pay a fidelity insurance as required by the NT Building Laws.
(C) you will need footings and connections of water – sewer – power. We can give you a quote to do all this for you. Once we know what is involved i.e. an inspection on your block.
(D) Transport and crane. We will provide you with the quote and if you are happy, we will do it for you.
(E) Once the unit is on footings, we have to weld the beams to the columns, the cost is $85 per column inclusive of GST.
(F) you may need a landing or a set of stairs depending on how high you want the finished floor level from the natural ground.
Try to keep it as low as possible say 2 steps. 2 steps only will cost $430.00 and landing is not required.
For most of the above scope of works we can provide you with our quote for an all up cost of the project so that you will know your all upfront costs from the start.
However, we understand that you may wish to do some of the work yourself and save money. We encourage that?
The type of work that does not prevent us from getting you a certificate of occupancy, and you can do in your own time is: –
Floor coverings (except bathroom and kitchen and bathroom splashbacks)
Decorative lighting and fans or air conditioners
Robes to bedrooms
Some people prefer to do it themselves and save money. Please tell us this at our consultation meeting and we will give you our price less the work you wish to do.
